Projex Quantity Surveying

Quantity surveying · Project management · Estimating · Contracts and claims

From first budget to final account.

Projex looks after the commercial side of construction. We work out what a project should cost, buy it at the right price, put the right contract in place, manage the money and the programme while it's built, and settle the account at the end. If something goes wrong along the way, we deal with that too.

For homeowners, self builders, developers, architects, employers, main contractors and specialist subcontractors. Based in York and working across the UK.

Contract and commercial work

For contractors and subcontractors we usually work in the background, so these examples are anonymous.

Contract negotiation · Specialist roofing

A design appointment with a national contractor

Seven rounds of negotiation, Rev A to Rev G, on the appointment for a specialist roofing contractor's design work.

Outcome: fitness for purpose and the indemnity brought back to reasonable skill and care, an aggregate liability cap agreed, and payment moved from one sum on completion to monthly applications.

Consultant appointment · Liability · Payment terms

Payment dispute · Metal roofing

An unpaid invoice, a larger roof and a counterclaim

The roof as built measured about 35 m² more than the tendered area, the final invoice went unpaid and a water damage counterclaim followed. We reviewed the drawings, statements and correspondence and served a formal letter with a suspension notice under section 112 of the Construction Act.

Outcome: a clear position on all three heads of claim, and advice on the settlement offer that followed.

HGCRA s.112 · Remeasurement · Counterclaim

Estimating · Rainscreen cladding

An SFS and rainscreen tender, priced from the drawings

Measured from seven issues of drawings, reconciled line by line to the main contractor's scope of works and checked against the programme.

Outcome: a priced scope with 50 clarifications and qualifications, and the programme risks flagged before the tender went in.

Contracts

Get the contract right and most arguments never start.

We read every clause, schedule and appendix against your commercial position on payment, liability, design, programme, insurance and retention, then negotiate the changes that matter in terms the other side can accept.

We work across JCT, NEC and bespoke forms, long and short, from main contracts and domestic sub-contracts to professional appointments and collateral warranties.

For employers we choose the right form and set it up properly. For contractors and subcontractors we review what you've been sent before you sign it.

  1. 1

    Send us the pack

The contract or sub-contract, any schedule of amendments, your quotation and the programme.

  2. 2

    We review every clause

Each issue is logged and rated Critical, High, Medium or Low, with the clause, the risk and the change we'd ask for.

  3. 3

    You get two documents

A risk schedule for you, and a negotiation letter ready to send under your own name.

  4. 4

    We see it through

We deal with each round of responses until the terms are agreed, then check the signing copy matches what was agreed.

About Projex · The directors

Experience from both sides of the table.

Projex is run by its directors, Mike and Jo Bradshaw. We've worked for clients as their QS, project manager and contract administrator, and for the contractors who build for them as estimators and commercial advisers. That's why our cost advice is buildable and our contract advice is commercial rather than theoretical.

Mike Bradshaw

Director

Quantity surveyor and construction contracts specialist. Mike leads our cost, contract and claims work, and has acted on both sides: as client's QS and contract administrator for York Minster, and as commercial adviser to main contractors and specialist subcontractors.

Jo Bradshaw

Director

Jo runs the business side of Projex: new enquiries, appointments and fee proposals, accounts and client care. She makes sure every instruction is set up properly from the first call, and that clients always know who to speak to.

Every figure traced

Every number we report shows where it came from: a drawing, a quotation, an instruction or our own measured estimate.

Commercial, not legalistic

We focus on cash flow, programme and liability, the points that actually cost you money.

Plain English

Short, clear documents you can explain to a board, a lender or a site team.

Your name on the letter

When we act for contractors we usually work in the background, so the relationship with the other side stays yours.

Questions

Common questions

Anything else, just ask. Get in touch

Do you take on small projects?

Yes. We work on everything from a single extension to schemes of nearly a hundred apartments, and we size the service to the job.

Where do you work?

We're based in York and work across the UK. Most cost, contract and dispute work can be done remotely, and we come to site when the job needs it.

Can you act as our QS on a retained basis?

Yes. We act as retained QS and commercial adviser to a number of main contractors and subcontractors, covering tenders, contracts, applications, variations and final accounts.

Which contracts do you work with?

JCT and NEC main contracts and sub-contracts in long and short form, domestic sub-contracts, bespoke and amended forms, professional appointments, collateral warranties and homeowner contracts.

We've already signed. Can you still help?

Yes. We can manage applications, notices, variations and the final account under the contract you have, and tell you where you stand if a dispute is building.

How do you charge?

Most of our work is on a fixed fee for each stage or each review, agreed up front. For ongoing commercial support we can agree a monthly retainer, and for disputes or open-ended advice we work at a day rate. We always confirm the fee in writing before we start.

Tell us about your project.

Send us drawings, a quote, a contract or a problem. We'll tell you what it means and what we'd do next.
